Property Manager

Leasing Services:

  • Procure Tenant
  • Show Property to Tenant
  • Run Credit and Previous Rental History
  • Execute Lease and Perform Entry and Exit Walk Thru.

Fee for Leasing Service Only is one month’s rent.  No fee for the execution of lease addendums or lease renewals.

Fee for Leasing Service with property management is 1/2 one month’s rent.

Property Management:

  • Collect Rent on a Monthly Basis
  • Field all request for repairs, Monday – Friday, 9am – 5pm
  • Schedule and follow up until repair is completed on all service calls
  • Prepare a monthly report for rents received and expenses
  • Monthly visits to inspect exterior grounds
  • Inspect each unit individually with each tenant on a bi-annual basis
  • Report problems to owner with attached pictures
  • Speak monthly with owners to discuss general conditions, problems and updates

Fee for Property Management is 8% of the collected monthly rent.

Eviction Services:

Prepare and record at the courthouse the necessary documents for the eviction of a tenant for a flat fee of $250.00

Landlord shall be responsible for fees charged by the court, currently $58.00 per eviction
